Situation

Big Brothers Big Sisters of the Triangle engaged our team a full year ahead of when their lease was set to expire. We used the time to identify what wasn’t working in the existing space and what was needed in the future. Like any non-profit organization, Big Brothers Big Sisters aims to be cost-conscious, a challenge in the Raleigh market when rent and construction costs continue to climb.

Solution

Leveraging the year before lease expiration, we worked to identify multiple scenarios, including a renewal in their existing space, and ran an extensive proposal process negotiating with all available options to ensure competition.

Benefit

Big Brothers Big Sisters of the Triangle elected to move to a new space that matched their needs and their budget. With the advance notice, we were able to save the non-profit company valuable funds, secure a generous tenant improvement allowance, create a smooth transition to the new space, and make the relocation an easy approval for the Board of Directors.
